Buying a home should be exciting and
fun!
Here
are some of the processes we will go through when we
are looking for your new home. But first, help me get
a head start by telling me what you are looking for.
Fill out this easy
form and I
will start the search so you will be that much closer
to moving day!
Speak with a mortgage lender
If
you do not already have a loan officer you know and
trust, I can give you lender information and set up
a ten minute telephone conversation that lets you know
how much home you can afford: payments, down payment,
closing costs and what fits your budget.
Preparation
for finding your home
I
will ask questions and listen carefully to
what you need and want in your new home. With
the help of your loan officer, we will figure out the
estimated price range and monthly payments with which
you are comfortable. I
will give you a sample copy of
the purchase contract in advance for you to review.
You will feel more comfortable when the time comes to
make an offer on a home if you are familiar with the
contract and understand it fully. Don't forget to ask
me to explain any part of the contract you have questions
about.
The
Search
I
will search the Arizona Regional Multiple Listing Service
for homes in the valley that appear to fit your needs.
Now the fun really begins. We will start looking at
houses!
The
first set of homes we look at, are very important. I
need to get your reactions to these homes. Please be
very open and honest with me about the things you love
about the properties and the things you really dislike.
It is important that you tell me things like, "I
really liked the vaulted ceilings in the family room",
or, " The tiny master bath was just awful."
This will help me have a much clearer understanding
of what you are looking for.
After
our first day out, I always like to preview homes first,
if time allows. That way, armed with what I know about
your needs and wants, I can eliminate properties that
won't work for you and only arrange to show you those
that fit. I won't drag you around from yucky house to
yucky house. I do my "homework" and save you
time!
Writing
an Offer and Negotiating
Then,
we find it. The perfect home! You knew the moment you
walked in the front door that it was the one! I will
provide you with all the information you need, i.e.
property history, comparables, etc., to allow you to
decide how much this home may be worth. I will provide
you with an estimate of the total amount of cash you’ll
need to buy the house, including down payment, closing
costs and estimated monthly payments. OK, It's time
to make an offer. I will help you with the preparation
of the Contract and present it to the seller. I will
assist and advise you every step of the way during the
negotiation of the purchase offer.
Escrow
They
accepted your offer. You are buying a house! I will
help you manage all of the details of the transaction,
including your mortgage, opening your escrow, overseeing
the various inspection processes, advising you of timelines
and the other details, right up to the time I hand you
the keys to your new home. (I just love that part.)
Just
a couple more things........
Please
don't stretch yourself financially. Your lender will
tell you how large of a mortgage you qualify for and
approximately how much your payments may be. Don't go
for the maximum loan if you are uncomfortable with the
monthly payments. You won't be happy with your new home
if all you can afford to do is work to make your mortgage
payments! There is more to life than just eating and
living indoors. An occasional night on the town or a
family vacation should be in your budget as well.
For
me to fully represent you, I do make one request of
you: If you see a house that I have not shown you, I
ask that you first contact me. This would apply to a
new home offered by a builder, a house that is for sale
by an owner or another agent’s listing, either by sign,
ad or other means. I will then make the contact and
report back to you. I have made a 100% commitment to
you, and all I ask in return is that you be fair and
honest with me and respect the great deal of time and
effort I expend on your behalf. Sound good to you? OK,
